If you own rental property on the west side of the metro, you already know the math. Every day a unit sits empty is a day of lost rent, and the slowest part of most turnovers is not the paint or the flooring. It is hauling out what the last tenant left behind.

Here is how to compress that into a weekend.

Size the container before you open the door

Guessing wrong here is what turns a two-day turnover into a five-day one, because a second trip means waiting on a swap.

Rough guidance for a standard turnover:

One bedroom or small unit, ordinary contents left behind. Furniture, a mattress, kitchen goods, trash bags. A 15-yard container handles it.

Two or three bedroom unit, full abandonment. Furniture in every room, appliances, closets left full, garage or storage area. A 20-yard is the workhorse size here.

Heavy cleanout with flooring coming out. If you are pulling carpet and pad through the whole unit on top of removing contents, go to a 25-yard. Carpet is bulkier than people expect and it does not compress.

Multi-unit or a property in bad shape. A 30-yard, or a 20-yard with a scheduled swap so you never stop working.

If you own several properties in Fairfield, Midfield, or Brighton and you are turning more than one, tell us. It is often cheaper to schedule a rotation than to book each one cold.

Handle abandoned property correctly first

Before anything goes in the container, be sure you have cleared the legal step. Alabama has specific requirements around notice and the handling of personal property left behind after a tenancy ends, and the process is different depending on how the tenancy terminated.

This is worth getting right, not worth guessing at. Talk to your attorney or your property manager about what notice you owe and how long you have to hold items. A cleanout done in the wrong order can cost far more than the turnover was worth. We are a dumpster company, not a law firm, and we will not tell you what your obligations are.

Once you are clear to proceed, everything below applies.

The weekend plan

Friday: delivery and staging. Get the container on the property Friday. Walk every room and take photos of the condition first, for your records and for any deposit dispute. Then stage: pull everything out of closets, cabinets, and storage into the middle of each room so you can see what you have.

Saturday: heavy first. Start with the big items while everyone is fresh. Furniture, mattresses, appliances that are not staying. Load flat items on the floor of the container first, then bulk on top. Break down what you can. A dresser takes half the space in pieces.

Sunday: the small stuff and the floors. Bag loose material rather than throwing it in loose, since loose debris blows out of an open container and lands in a neighbor’s yard. Pull carpet and pad if it is going. Roll it rather than folding it and it packs tighter.

Monday: pickup, then trades. With the unit empty, your painter and flooring crew can start immediately instead of working around a pile.

What has to be handled separately

Do not put these in the container:

Paint, stains, and solvents, which tenants leave behind constantly
Refrigerators, freezers, and window air conditioners with refrigerant still in them
Car batteries, motor oil, and fuel cans
Tires, which show up in rental garages more often than you would think
Televisions and electronics, depending on the load

Set a corner of the driveway for these as you find them, and deal with them in one trip rather than five.

Placement on smaller lots

A lot of the housing stock in Fairfield, Midfield, and Brighton sits on modest lots with narrow driveways. Check the approach before delivery day. The truck needs about 12 feet of width and roughly 20 feet of overhead clearance.

If the driveway will not take it, the street may be an option, but that depends on the municipality and you should confirm before scheduling. Give us the address when you call and we can usually tell you what will work.
